If you are not yet registered, simply navigate to the "Rooms" section on the website, select the room type you wish to book, and proceed with the "Book Now!" option. You will then be prompted to register on the website and provide some basic information. After that, you will be taken to the "Selection Info" page, followed by the "Application form" and "Payment" section.

If you have already registered, you can follow the same process as above, but you won't be prompted to register again when you click the "Book Now!" option.

Completing your booking is a simple process that can be done in just a few easy steps. It will be helpful to have some information ready before you begin, such as the name, email, and address of your guarantor, as well as a bank card for payment of the advance rent or booking fee (for ROI only). Once you have chosen your room, you can expect to complete the booking process in no more than 16 minutes.

Certainly! We take great pride in our properties and would be delighted to give you a tour. You are welcome to bring along any friends or family members as well. However, we kindly request that you get in touch with us beforehand or use the "Book a Tour" option in the "Rooms" section, so that we can ensure there are rooms available for viewing. If you happen to be in the area without prior notice, please feel free to drop by. While we may not be able to show you a room, we can still give you a tour of our shared resident spaces.

Absolutely! We understand the significance of selecting the right people to live with, especially in shared apartments. To facilitate group bookings in our shared apartment locations, you can simply reach out to us.

Our property has a team of experts who are available to listen to your needs and provide guidance accordingly. We have several rooms with varying levels of adaptation, and our team will be more than happy to assist you in finding the right one for you.

Several weeks prior to the start of your tenancy, we will reach out to you to schedule a move-in slot. It is important that you book this slot in advance, as it enables us to prepare for your arrival and ensure that everything is in order upon your move-in date.

At our student accommodation, we provide a welcoming environment for pets of all shapes and sizes. Rest assured that you can bring your beloved pets with you as they are most certainly allowed.

As part of our health and safety policy, we do not permit the use of certain items on our premises, including incense burners, deep fat fryers, and electrical appliances that do not comply with British standards and statutory regulations. To ensure the safety of all our residents, please refrain from bringing any of these items on site. If found, you will be kindly asked to remove them.

Sorry, we don't. However, our location have excellent transport links and there will be buses, trains and taxi services available to you.

When you check in we'll need to see a copy of your ID, and also recommend bringing a printed copy of your tenancy agreement with your signed guarantor forms.

On your day of arrival, your designated host will be present to greet you and provide you with the room you have reserved. Additionally, your host will give you a tour of our shared spaces and facilities, and demonstrate how to use appliances such as the washing machine.

Our ultimate goal is for you to have a positive experience during your stay with us. However, we understand that sometimes we may fall short of your expectations. In the event that you encounter any issues or concerns, please do not hesitate to reach out to us via the provided contact details. We take all complaints seriously and will strive to resolve any problems in a timely and efficient manner.

We believe in treating our residents as responsible adults, which is why occasional overnight guests are permitted. However, we kindly ask that you refrain from inviting someone to stay for more than three consecutive nights. Additionally, please check with your flatmates beforehand to ensure that they are comfortable with the presence of additional house guests.

During your tenancy, we will conduct inspections at least three times to ensure that the property is kept clean and in good condition. We hope to find no damage or missing items during these inspections. If any charges are necessary to correct any issues, we will inform you after each inspection. Recharges for the first two inspections will be invoiced immediately, while deductions will be made from your Tenancy Deposit after the final inspection. The cost of cleaning, damages, and missing items can be found in the Residents' Handbook.

At our properties, we maintain a smoke-free environment, which includes all types of E-cigarettes. Smoking is strictly prohibited in all private and communal areas, including bedrooms, bathrooms, kitchens, and internal social spaces. To accommodate smokers, designated smoking areas can be found outside the building or in the courtyard.

Our on-site management offices are open Monday to Friday, and during these times, we will be available to answer any questions, respond to any issues, and provide helpful advice. The safety and security of our residents is our top priority at Hogwarts Haven. To ensure prompt assistance in case of emergencies, our properties are equipped with numerous security guards who are available 24/7. Additionally, we have implemented electronic door entry systems, intercoms, and CCTV to provide a high standard of security and a safe living environment for all residents. With these measures in place, our residents can enjoy their time with us with peace of mind.

To address any maintenance issues that may arise, we have a dedicated caretaker team at your service. Our team is committed to responding promptly to every issue and completing the necessary repairs during the first visit whenever possible. However, in some cases, parts may need to be ordered or external contractors may need to be arranged, and we will keep you updated on the progress until the issue is fully resolved. Rest assured that we are committed to ensuring that your living experience with us is as comfortable and hassle-free as possible.

If you cancel your contract before the contract begins, or you want to cancel and move out early, you will be subject to our cancellation terms and charges. You can contact us directly and request a copy of the policy.

Yes, Hogwarts Haven is currently operating as normal and will do so unless otherwise Government advice dictates that we do differently. We still have a staff presence within our buildings, and services are continuing.

Yes, we are staying up to date with the latest guidance from all Universities where we have residents studying.

If you suspect that you have been exposed to an illness, we recommend contacting your GP immediately or calling the emergency numbers to find out what steps to take next, including getting tested. To prevent the potential spread of the illness, we ask that you also notify the Reception and confine yourself until you receive the test results and subsequent medical advice.

Regularly wash hands, wear a face mask or covering, give people space and follow local government advice.

To help prevent the spread of illness, we require that all residents wear face coverings in all indoor communal areas of our residences. This includes reception areas, main public corridors, stairs, lifts, and communal toilets located outside of your flat. Additionally, we encourage the use of face coverings outdoors if it is not possible to maintain a safe distance of two metres from others.
